A model for safe, compliant, and sustainable education buildings

Greatfields School, part of the Gascoigne Estate redevelopment, sets a new benchmark in education construction. Auburn Group, in partnership with the London Borough of Barking & Dagenham and Be First, delivered the final phase - a three-form entry primary school - completing the 10FE campus for 2,500 students. While early phases utilised SIP panels and precast floors, the final phase required a more rigorous, durable solution to meet the latest Building Safety Act standards.

With its proven fire performance, sustainability, and structural integrity, fermacell® fibre gypsum boards soon proved to be the natural choice to ensure compliance and future-proofing for next-gen school construction.

Implementation

  • Integrated into a closed panel system (Open Source Kit Of Parts OSKOP) for precision-engineered, fire-safe installation.

  • Collaborative Design Approach: We worked together with McBains Architects to incorporate high-performance materials into a closed panel wall build-up, delivered and constructed by NZB (offsite manufacturer), ensuring a compliant path was followed, for a robustly repeatable fire tested solution.

  • Offsite manufacturing enabled a faster, safer, and a more efficient build process.

  • Single-board solution eliminated the need for multiple sheathing layers, and types of board materials, optimising material use, reducing waste.

Fire Safety Compliance

Exceeded 60-minute fire rating requirements for both ‘inside to out’ and ‘outside to in’.

Reduced Carbon Footprint

fermacell® fibre gypsum’s sustainable materials played a key role in more than halving embodied carbon, with data confirming the solution outperformed RIBA’s 2030 Climate Challenge targets.

Industry-Leading Embodied Carbon Performance

Achieved 222 kgCO2e/m², significantly outperforming traditional cold rolled light steel and hot rolled steel-frame construction.

Optimised Installation

Faster and more efficient build process due to single-layer fireproofing.

Balancing embodied carbon reduction with the UK Building Safety Act compliance is a key challenge, especially with sustainable materials. fermacell®’s fire test data supported this methodology, helping achieve an embodied carbon impact of just 222 kgCO2e/m² - exceeding RIBA 2030 targets, while enabling a fast, efficient build.
